Kihei sits on Maui's South Shore, on the island's leeward side — meaning it's sheltered from the trade-wind clouds that build over Haleakala, which makes it noticeably sunnier and drier than the windward and upcountry parts of Maui. Geographically, it occupies the flatter central isthmus below Haleakala's western slopes, strung along South Kihei Road. To the north, Kihei transitions into North Kihei and then Ma'alaea; to the south, it runs directly into Wailea. Kahului Airport (OGG) is a relatively short drive away .
Kihei has a more local and residential character than the resort-driven feel of neighboring Wailea — it's one of South Maui's larger towns by population , with everyday shopping centers, local restaurants, and a mix of full-time residents alongside visitors. The defining physical feature is its long condominium corridor along South Kihei Road, built up over decades across a wide range of building styles, sizes, and eras. The climate is dry and sunny most of the year, a product of sitting in Haleakala's rain shadow.
Kihei's coastline is one of its biggest draws. The three Kamaole Beach Parks — Kam I, Kam II, and Kam III — are county parks with sand, lawns, and lifeguards, spaced along central Kihei. At the south end, where Kihei meets Wailea, Keawakapu Beach is a quieter, longer stretch of sand. To the north, Sugar Beach runs for a long distance through North Kihei toward Ma'alaea. Near Kihei's south end, Cove Park is a well-known spot for beginner surfing and stand-up paddleboarding, with smaller, more forgiving waves than other parts of the island.
"Kihei" covers a fairly long stretch of coastline, and it's often thought of in a few general sections: North Kihei, nearer Sugar Beach and Ma'alaea; central Kihei, the densest part of the condo corridor around the Kamaole beach parks; and South Kihei, closer to Keawakapu and the transition into Wailea. Upslope from the coast, Maui Meadows is a residential subdivision of larger single-family lots with ocean views . Newer subdivisions have also developed further inland over time . Exact neighborhood boundaries aren't formally standardized, so definitions can vary by source.
Condominiums dominate the Kihei housing stock, especially along the coastline — everything from smaller older buildings to larger complexes, in a range of price points and vacation-rental permitting statuses. Single-family homes are more common in residential subdivisions and upslope in areas like Maui Meadows. Some condo complexes are zoned or grandfathered for short-term/vacation rental use and some are not; that status is set at the building level, not island-wide, so it has to be confirmed complex by complex .
Kihei tends to suit a wide range of buyers: people making a first Maui purchase who want a more attainable, everyday entry point than resort areas; local (kamaʻāina) families looking for a residential community with beach access; vacation-rental investors targeting condo complexes with active STR permits; and retirees drawn to the dry climate, walkable beach parks, and slower pace relative to the resort corridor. Because building rules and permitting vary so much within Kihei itself, matching the right property to the right buyer goal matters more here than in more uniformly-zoned areas.
Two things are worth confirming directly, building by building, before you buy in Kihei: whether a given condo complex is currently permitted for vacation rental, and how that may be affected by Maui County's evolving short-term rental rules (including the countywide Bill 9 phase-out, detailed below) . On climate, Kihei's leeward location means steady trade winds and a dry, sunny profile most of the year, in contrast to wetter windward and upcountry areas. For logistics, Kihei sits a manageable drive from Kahului Airport — closer than West Maui, though still worth checking against your specific address and time of day.

Kihei association fees vary from building to building, so use the fee line on the listing, not a corridor-wide average. The fee funds each association's annual budget, and the governing documents and budget summary show what is included. Reserves and insurance are the two lines to read closely. Hawaii's Real Estate Commission advises buyers to review an association's finances, audit reports and reserves to get a heads up on potential special assessments, and its June 2025 Condominium Bulletin describes escalating premiums and limited coverage options for condominium associations. Kihei's older and mid-sized buildings were built across many decades, so it is reasonable to ask how the reserve plan treats major repairs. We do not state a typical Kihei fee because we have not found a published source for one. Kihei condos on the county's allowed list face a January 1, 2031 end date for short-term rental use under adopted law. Ordinance 5909 (Bill 9), passed December 15, 2025, sets January 1, 2029 for the West Maui community plan area and January 1, 2031 for all remaining areas, and Kihei falls in the remaining areas. Hotel and resort zoned rentals are not covered by the phase-out. Ordinance 6008, in force since June 22, 2026, created H-3 and H-4 hotel districts but does not rezone any property by itself. Rezoning individual complexes into those districts requires separate council resolutions. On September 23, 2026 the Maui Planning Commission voted 6 to 2 to recommend exemptions for only five properties among the dozens proposed in Resolutions 26-110 and 26-111 (Star-Advertiser, September 23, 2026), and its recommendation does not bind the Council, so as of early October 2026 no complex had been rezoned and a recommended rezoning should never be read as adopted. This is why we treat rental eligibility as a unit-level check. Each listing shows an eligibility panel, and the association's own documents may restrict rentals more than the county does. Flood zones are mapped parcel by parcel, so check the exact Kihei address rather than relying on the town name. FEMA's Map Service Center and NFHL Viewer allow an address search and a downloadable FIRMette. Hawaii's Flood Hazard Assessment Tool, run by the Department of Land and Natural Resources, is described as an informational mapping viewer that displays flood zones from FEMA's Digital Flood Insurance Rate Maps. It also warns that it does not identify all areas subject to flooding. FEMA defines a Special Flood Hazard Area as where the mandatory flood insurance purchase requirement applies, and for federally backed loans lenders use a Standard Flood Hazard Determination form to check it. Because a South Kihei Road condo and an upslope home can sit in very different situations, run each address you are serious about and share the result with your lender. Parts of Kihei have been mapped for tsunami evacuation, and the status of any one address is found in the state viewer. A Maui County map update reported in May 2013 expanded the evacuation areas in Kahului, Kihei and Lahaina, and the mayor said some households not previously told to evacuate might now be included. In a 2025 tsunami warning, officials urged people in the red areas of the warning map to seek higher ground, and the Kīhei Community Center was listed among Maui shelters. Maui County charges real property tax by class, so what you pay depends on how the property is classified as well as its assessed value. Rates are set each fiscal year, expressed per $1,000 of assessed value, with tiers by value. Owner-occupied and non-owner-occupied homes have different rates, and recent county proposals treated vacation rental properties less favorably than owner-occupied homes. For a Kihei buyer this matters most when a condo is bought as a second home or rental, so ask which class the current owner is billed under and which class is likely to apply to you. With a mortgage, the lender will require hurricane insurance, and flood damage is not covered by a hurricane policy. The Hawaii Insurance Division says hurricane insurance is optional only for owners who hold the property outright, and that flood damage and lesser non-hurricane wind events are excluded from it. The additional hurricane deductible, the Insurance Division's commissioner has said, is often a percentage of the dwelling coverage limit: five percent of a $400,000 limit is $20,000. Check the declarations page for the real figure, and ask what the policy needs to trigger, since most companies use a 72-hour clause after a hurricane watch or warning. Flood insurance becomes a lender requirement when the building lies in a Special Flood Hazard Area on a federally backed loan. Condo buyers should also read how the association insures the building. Kihei has four Hawaii Department of Education campuses, all in the Baldwin-Kekaulike-Kūlanihākoʻi-Maui complex area. Kīhei Elementary serves pre-kindergarten through grade 5 at 250 E. Lipoa Street, Kamaliʻi Elementary serves kindergarten through grade 5 at 180 Kealii Alanui, Lokelani Intermediate serves grades 6 to 8 at 1401 Liloa Drive, and Kūlanihākoʻi High serves grades 9 to 12 at 901 Piilani Highway. The high school opened to ninth graders in the 2022-23 school year and adds a grade each year through grade 12. Which campus serves a particular address is set by the Department, whose SchoolSite Locator shows general service areas for reference only and should not be the sole source for a purchase or rental; contact the school to confirm. Kihei is the more attainable side of South Maui, with a wider spread of price points than Wailea next door. Condominiums dominate the coast, in buildings of many sizes and ages, while single-family homes cluster in subdivisions and upslope areas such as Maui Meadows. Within the condo corridor, price follows building, view and unit layout, and increasingly it follows vacation-rental status, which broker Clint Hansen says has softened condo prices as Bill 9 uncertainty played out. The statistics block near the top of this page carries current MLS figures, so this paragraph keeps dollar amounts out to avoid going stale.
